The Thung Maha Mek District is a sub-section of Sathon in Bangkok which is closer to the mass transit system however far from the Chao Phraya river where property prices are normally sky high.  As stated the Sathon area is a very large district in Thailand. The Thung Maha Mek sub-district is located in Sathon and is to the East of the district up to the Rama IV road to the East and Naradhiwas Rajanagarindra Rd to the West. These are the boundaries of Thung Maha Mek. The MRT Lumphini is located in this part of Sathon and property prices in this area average around the 5,000,000 THB range for properties. Many properties are advertised as either Pathum Wan or Sathon so you would check which district you are looking at if you are looking for a specific location.

One of the latest developments in this area has been The Sukhothai Bangkok development which is listed elsewhere on this website. The other well-known project in the area is The Empire Place Sathorn which is on the boundary of the Thung Maha Mek area. The Met was another development in Thung Maha Mek district which is on Sathorn Tai road. Property at The Met is in the range of 16,000,000 THB for a two-bedroom unit with 92 Sqm of space.

This was an 18 story development where rentals are currently priced at 48,000 THB per month. Some of the property developments have a rental option which some buyers like to take up before they buy the unit. For this development the cost of ownership was in the range of 174,000 THB and rental for this unit was at around 521 THB per Sqm with a minimum rental period of 12 months.

The Baan Piya Sathorn was another luxury development in the area where 18,000,000 THB would buy you a four-bedroom condominium unit with 188 Sqm of space. At the entry level market there was also Baan Siri Sathorn which was also a well-placed property development in Thung Maha Mek which is close to international schools such as St Andrews International School and also not too far from Lumphini Park in the Thung Maha Mek District.

If you are looking for property investment or long term rentals in the CBD of Bangkok, then this would be one area to search as well as the Lumphini property market and the Sathorn area of Bangkok.
